Three-bedroom detached homes on streets such as Murrjinelle Street and Mullion Street are currently listed between $795,000 and $865,000, reflecting steady demand from Canberra-based federal department staff seeking shorter commutes via the upgraded arterial.

Prospective purchasers should check block sizes and zoning on the ACT Planning website before attending the next scheduled auction at the Gungahlin Community Centre on 22 July, where four Moncrieff properties are listed.

Local agents recommend comparing recent comparable sales on the same street rather than relying on headline medians, given the variation between established pockets and newer sections still under construction.
